A construction estimate you can trace, one line at a time.
Before an estimate becomes a bid, someone must confirm the quantity, the exact material, the price basis, and what the number leaves out. Here is a small worked example of that review.
Fictional quantity and job. Portravo benchmark example, as of September 16, 2026, using the authored Sacramento reference value of $3.98 for a 2×4×8-foot kiln-dried Doug Fir stud. This is an illustration, not a supplier offer or a current market-price observation.
From counted quantity to material subtotal
- Plan quantity to verify
- 40 studs · fictional example
- Waste allowance to confirm
- 10% · chosen for this example
- Order quantity
- 40 × 1.10 = 44 studs
- Authored unit-cost basis
- $3.98 per stud · Sacramento benchmark
- Material subtotal
- 44 × $3.98 = $175.12
The $175.12 covers only this material line. Fasteners, additional lumber, labor, equipment, delivery, tax, overhead, profit, and contingency are excluded. It is not a complete wall assembly or project estimate.
What the estimator must confirm
- Quantity and revision. Record the plan sheet and revision that support the count. Check repeated units, openings, and whether a count was already included elsewhere.
- Specification and unit. Confirm length, grade, species, treatment, and whether the supplier sells each item or a package. A similar label is not an interchangeable specification.
- Waste and availability. Set the allowance for this scope and confirm availability. Do not let an illustrative percentage become an automatic rule.
- Price and exclusions. Replace or confirm the benchmark with an appropriate supplier quote before committing. Keep the quote date, expiration, delivery terms, and exclusions with the estimate.
- Bid handoff. Add your labor rate card and remaining costs. Review margin separately from markup, then export the reviewed estimate.
A variance starts a question
Suppose a fictional supplier line is $4.50 per stud. The difference from this $3.98 example is $0.52 each, or $22.88 for 44. That difference alone does not establish overcharging: specification, delivery, availability, quantity breaks, and quote date may differ. Resolve those details before comparing totals.
Portravo’s estimate workflow starts with a plan set, asks you to confirm quantities, applies a dated benchmark and your labor rates, and exports Excel or PDF. This page explains the arithmetic; it is not a generated estimate from a customer plan.
